ABOUT THE ROLE

The expansion of programs at our AIDB North campus in Decatur, Alabama, creates new opportunities and challenges as a new campus is being created. This position will provide supervision for all aspects of the campus relative to our facility maintenance program.

This is a hands-on leadership position which will include but not limited to the following:
  • Supervise AIDB North craft maintenance workers (Electricians, plumbers, carpenters, HVAC)
  • Select, supervise, and schedule outside contractors.
  • Develop, implement, and supervise after hours on-call procedures.
  • Prioritize, assign, perform, and assist in closing work orders on a daily basis. This will include ensuring all tasks are completed satisfactorily and in a Professional manner.
  • Supervise janitorial staff.
  • Coordinate and assist with shipping and receiving and warehousing needs.
  • Oversee facility commercial laundry services, to include working with outside service providers.
  • Assist in coordinating the operations efforts of the AIDB-North Campus, to include all support services' needs
  • Work closely with AIDB North Operations Coordinator to ensure all facility needs are met.

You will play a vital role to ensure that AIDB's culture of inclusion is reinforced and that employees feel safe, secure and proud to be a part of our organization. Your duties will include general maintenance responsibilities and supervising a team of craft tradesmen for our AIDB North Campus. In addition, you will support and lead physical plant needs at all of our north Alabama locations. This will be accomplished in part by being visible, thorough, and courteous with all associated with AIDB. Additionally you will play a vital role to ensure that AIDB's campuses are kept to a safe, functional and presentable standard. You will thrive in a self-driven environment and work equally well with both management and team members.



POSITION REQUIREMENTS
  • High School diploma or equivalent.
  • Minimum two (2) years of technical/formal training preferred.
  • Minimum Ten (10) years accumulative building maintenance experience. Five (5) of those years in building maintenance is desired.
  • Must have an extensive knowledge of construction and maintenance.
  • Ability to read, interpret and work from blueprints/shop drawings, plans, and specifications.
  • Must have a thorough understanding of all building systems.
  • Must be able to make accurate measurements and layout buildings.
  • Must possess the skills required for safe operation of all maintenance tools and equipment.
  • Must be aware of safety hazards and use preventive measures to prevent accidents.
  • Strong grasp of mechanical, electrical, and plumbing construction concepts and applicable codes.
  • Good understanding of fire/life safety and fire sprinkler systems and the integration of same with mechanical, electrical, building systems.
  • Good understanding of building automation systems and sequences.
  • Must be able to plan, implement and manage any construction project.
  • Must have skills in operation of power spraying equipment and understand the operation and care of all painting equipment.
  • Must have knowledge of all building plumbing systems.
  • Proficient computer skills in the Microsoft Office suite.
  • Must be familiar and comfortable utilizing Google Suites.
  • Must possess valid State of Alabama Drivers' License
  • Must be able to be insured by AIDB insurance carrier.
  • Ability to interpret complex laws, codes, and regulations.
  • Physically able to perform assigned duties.
  • Must be able to work with other trades and departments in a professional manner.
  • Must be able to understand and follow directions.
  • Must have the ability and competence to work unsupervised.
  • Perform other duties as assigned by supervisor or designee.
  • A sign language proficiency level of SURVIAL according to the AIDB evaluation system must be obtained within the thirty (36) months of employment according to the AIDB evaluation system.

PREFERRED QUALIFICATIONS
  • Minimum five (5) years supervisory experience.
  • Considerable knowledge of paints, painting equipment, painting methods and practices of the painting trade.
  • Ability to interpret complex laws, codes, and regulations.
  • Universal EPA certification as required by 40CFR,part 82, subpart F or obtain within Six (6) months of employment.
  • Thorough knowledge of HVAC systems, including but not limited to conventional split systems, boiler/chiller systems, and variable refrigerant flow systems.
  • Ability to troubleshoot any commercial or residential kitchen/laundry equipment.
  • Ability to troubleshoot all types of building electrical systems.
  • Have the ability to diagnose and repair water heaters, tankless water heaters and boilers.
  • Knowledge of or experience in automatic gate controller operation and repair.
  • Knowledge of or experience in access control hardware and repair.
  • Upon offer of employment, the applicant must submit to a fingerprint background check at an agency designated and paid by AIDB."

The annual employment period will be 260 days to include such holidays, sick leave, insurance benefits, and other benefits as are established by the President and the Board of Trustees.



SALARY: $26.01-30.91 Scale C5 Rank 51 (260 Days)

Direct deposit is required.

This is not an exempt position, and is subject to overtime or compensatory provisions of the Fair Labor Standards Act.
